1. What if my tenants rent is late?

Your valuable investment property is safeguarded every step of the way by professional Property Management personnel using a tried and tested professional accounting software. We encourage and educate Tenants to pay and remain in advance at all times. However, should tenants fall into arrears, we know about it the same day as part of our daily arrears management routine. Prompt action follows in accordance with the legislation, keeping you informed throughout the process.

2. When do I get my money?

We have two disbursement options available to accommodate your financial situation. Twice-monthly or end of month. After each disbursement we forward you an itemized statement showing all rental income and payments made on your behalf. We electronically deposit your money as cleared funds, into your nominated account within 48 business hours.

3.Do I need Landlord Insurance?

We strongly recommend every landlord to look into Landlord Insurance. It is not expensive (compared to the possibility of lost income) and can possibly be a tax deduction to give you peace of mind. Like any insurance, it is a safety net. Every landlord who owns an investment property has two major concerns. Firstly, that the rent is paid on time and secondly, that the property is well cared for, with no damage. Do your homework, it is important to protect your investment!!

4.What do I need to know about smoke alarms?

The Queensland Government changed smoke alarm legislation in 2017, requiring all dwellings have interconnected photoelectric smoke alarms. From the 1 January 2022, all homes or units being leased or sold, or existing leases renewed, will require the installation of hardwired photoelectric, interconnect smoke alarms. Our experienced Property Managers are up-to-date on all the current legislation and can assist with any of your property management questions. 5.Who pays for water?

Essentially the owner is required to firstly pay the water bill, however if written into the lease we can on charge the water usage component onto the tenant for reimbursement. The actual amount of reimbursement will be determined by whether or not the property is water compliant.
